In the evolving landscape of energy transition and sustainable development, West Coast Estates (WCE) has emerged as a key player, demonstrating exceptional skills, knowledge, and experience in transforming industrial spaces. Too many buildings fall into disrepair and are often torn down for new builds. WCE prefers to repurpose obsolete buildings whenever possible, offering a more sustainable development approach and avoiding the carbon footprint associated with new builds. Our recent project, the refurbishment of the W-Zero-2 warehouse and yard at Altens Industrial Estate, in partnership with ETZ, stands as a testament to our commitment to sustainable redevelopment and innovation.

The W-Zero-2 Project: A Showcase of Expertise and Sustainability

Located at 1A Minto Drive, Altens Industrial Estate, W-Zero-2 has been meticulously refurbished to offer a state-of-the-art industrial facility. The project involved a comprehensive overhaul of the existing 20,000 sq. ft. warehouse, office, and 36,000 sq. ft. secure yard. This strategic location offers excellent connectivity from the heart of the Energy Transition Zone to Aberdeen City Centre, A90, and the Aberdeen Western Peripheral Route (AWPR), making it a prime site for industrial operations.

Key Features and Benefits:

  • Refurbished Space: The 20,000 sq. ft. warehouse and offices now include modern amenities such as heat control sensors, LED lighting, and EV chargers.
  • Sustainable Design: Aligned with ETZ’s Net Zero principles, the refurbishment focused on recycling and reusing existing materials, significantly reducing carbon emissions. This effort saved 25 tonnes of material from landfill.
  • Energy Efficiency: The project achieved an 80% improvement in the Energy Performance Certificate (EPC) rating, reflecting significant energy efficiency enhancements.
  • Investment: The refurbishment included an investment of £500k, underscoring our commitment to delivering high-quality, sustainable industrial spaces.
  • Strategic Location: The facility’s connectivity to major routes ensures seamless access for logistics and operations.
  • Enhanced Facilities: The secure yard of 36,000 sq. ft. provides ample space for industrial activities. Additionally, the car park includes cycle bays and feature landscaping, providing excellent corporate kerb appeal and image.

Sustainability at the Core

Our partnership with ETZ prioritised sustainability at every stage. By retrofitting and repurposing materials from the existing structure, we minimised waste and environmental impact. This approach not only reduced the carbon footprint but also adhered to the principles of circular economy and energy efficiency.

Local Job Creation: Supporting Our Community

The refurbishment project significantly boosted the local economy by creating numerous jobs during the construction phase. This effort aligns with our broader commitment to supporting local communities and fostering economic growth. By working with local suppliers and contractors, we not only bolstered the local economy but also reduced our carbon footprint, showcasing our dedication to sustainability.

W-Zero-2: A Catalyst for Economic Growth

W-Zero-2 is now fully equipped to support high-value manufacturing and the broader energy supply chain. This development is expected to act as a catalyst for new investment and job creation in North East Scotland. Major occupiers in the estate, including Peterson, Tenaris, Schlumberger, and National Oilwell Varco, underscore the strategic importance of this location.

Ready for Occupation

The W-Zero-2 facility is now fully refurbished and ready to move into, offering a seamless transition for businesses looking to set up operations. With state-of-the-art amenities and a prime location, the facility provides an ideal environment for productivity and growth. Our comprehensive upgrades ensure that occupants can enjoy a modern, efficient workspace from day one.

A Strong Partnership with ETZ

The collaboration with ETZ has been instrumental in achieving the project’s goals. ETZ’s vision for an Energy Transition Zone, encompassing over 250 hectares around the new Aberdeen South Harbour, aligns perfectly with our commitment to sustainable and innovative industrial development. Together, we are paving the way for a green energy future, providing businesses with the infrastructure needed to thrive in the energy sector.
